By booking with us you are agreeing to our terms and conditions for your reservation and stay in Florida.

Late check-out is available upon request and may incur an additional charge depending on the time requested.
• Minimum age of primary renter: 25
• Maximum occupancy: 10
• All-male or all-female groups are only accepted if confirmed by the owner
• Every guest must be included on the booking form. If additional guests enter the villa without prior approval, the rental agreement may be terminated • ID (passport or driving license) of the lead guest is required to confirm the booking
House Rules
• No parties or events
• No smoking inside the villa
• No pets allowed
• The villa cannot be used for business purposes
Villa Booking Terms & Conditions
By booking with us, you agree to the following terms and conditions for your reservation and stay at our Florida villa. Please keep this for your reference.
Booking
• Signing the booking form confirms acceptance of these terms and is binding for all guests listed.
• Maximum occupancy: 5-bedroom villa – 10 guests. Over-occupancy may result in removal from the property without refund and forfeiture of the security deposit.
• Minimum age of primary renter: 25
• No pets allowed.
• No smoking inside the villa; smoking is permitted on the patio with ashtrays provided.
• All-male or all-female groups require owner approval.
• Every guest must be listed on the booking form. Unauthorized guests may lead to immediate termination of the rental contract.
The villa is fully registered with state authorities and complies with all relevant legislation.
Rental Period
• Check-in: 4:00 PM
• Check-out: 10:00 AM
• Late check-out or early check-in is possible if the villa is unoccupied, but may incur an additional charge.
Changes to Rental Dates • We understand plans can change. Date changes are possible at no extra cost, subject to availability.
Payment
• A deposit is due within 7 days of booking to secure your dates.
• Full payment is due 8 weeks before arrival.
• Lock box codes and villa directions are sent 1 week prior to arrival.
• Failure to pay the final balance may result in cancellation and loss of deposit.
Security Deposit
• Refundable deposit: £150 / $250 per week, payable with the balance.
• Deposit covers damages, breakages, missing keys, or excessive cleaning.
• Guests may be liable for additional costs exceeding the deposit.
• Florida’s climate requires care with uncovered food to avoid pests; costs incurred for pest control may be charged.
Cancellation by Guests
• 5–6 weeks before arrival: 50% of total charge.
• Less than 4 weeks before arrival: 100% of total charge (excluding security deposit).
• Travel insurance is strongly recommended.
Cancellation by Owners
• In rare circumstances, the owner may need to cancel. Full refunds will be issued, but no further compensation applies.
• Force Majeure: Owners are not responsible for delays, cancellations, or damage caused by events beyond control (e.g., weather, civil unrest, transport issues).
Directions, Keys & Codes
• Guests must have directions and lock box codes prior to travel.
• Emergency access: call Debbie – 407 630 2497.
• Lost keys: $25 call-out fee, plus replacement cost if applicable.
Pool & Spa
• Pools and spas are serviced weekly; minor issues may occur between services.
• Heater set to 86°F; may take 24 hours to reach temperature.
• Pool filtering: 9:00 AM – 5:00 PM; pool may be cooler in mornings.
• Pool blanket recommended to retain heat.
• Spa/pool call-outs: $50 for non-emergency issues, weekdays only.
• Pool fence must remain in place; tampering with pool alarms is prohibited and may incur fines.
Air con.
• The temperature is set to 73°F and cannot be lowered, as the system will freeze. If you would like it warmer, please call Debbie at 407-630-2497.
Safety & Security
• Maximum occupancy strictly enforced.
• Guests use the pool at their own risk; children must be supervised.
• No glass in the pool area; plastic items provided.
Complaints
• Contact Sunshine State Villas immediately if an issue arises. Problems reported after departure cannot be addressed.
Liability
• Owners and management are not liable for injury, accidents, or loss of personal property.
• Entry by staff (pool, gardening, maintenance) may occur during the stay.
• Property photos are for personal use only; commercial use is prohibited.
• Brochure/website information is for guidance and does not form part of the contract.
Law
• This agreement is governed by Florida law, and disputes are subject to the jurisdiction of American courts.
